Terms of Service
By using HOA Fine Print, you agree to these terms. Please read the section on what a report is and isn't.

What a report is
HOA Fine Print uses AI to read the HOA or condominium documents you upload and summarize what they say about fees, assessments, rules, reserves and risks. Each finding quotes the document and names the page, and we check each quote against that page before it goes in your report.
What a report isn't
- It isn't legal, financial or real estate advice, and it doesn't replace a real estate attorney, inspector or your agent.
- It only covers the documents you upload. If a document is missing, out of date or incomplete, the report will be too.
- It can miss things or get things wrong. AI makes mistakes, and scanned pages can't be checked automatically (those findings are labeled). Always confirm anything important in the documents themselves, using the page numbers we give you.
Don't rely on a report alone for a decision to buy. For significant concerns, have a real estate attorney review the documents before closing.
Your documents
Only upload documents you have the right to share. You keep all rights to them; you give us permission to process them to build your report and answer your questions. See the Privacy Policy for how long we keep them.
Payments and refunds
- Prices are shown before you pay. The launch discount applies to your first paid report per email address.
- A free scan is limited to one per email address.
- If we can't finish your report after you pay, we refund you automatically.
- If something else is wrong with your report, email hello@hoafineprint.com.
Fair use
Don't misuse the service: no uploading files that aren't HOA or property documents, attempting to access other people's reports, or overloading the site.
Limitation of liability
The service is provided "as is." To the extent the law allows, HOA Fine Print isn't liable for decisions you make based on a report, and our total liability for any claim is limited to the amount you paid for the report involved.
Changes
We may update these terms. If we make significant changes, we'll update the date above and, if you're on our list, let you know by email.
