Verified, not guessed

Every finding quotes the page it came from. Then we check that the quote is really there.

How it works

Minutes, not a weekend
of reading PDFs.

  1. 1

    Upload the package.

Drop in the PDFs from your seller, agent or HOA: CC&Rs, bylaws, budget, reserve study and minutes. Scans are fine.

  2. 2

    We read every page.

Fees, assessments, rental and pet rules, lawsuits and reserves are pulled out and highlighted, all the way down to the board minutes.

  3. 3

    Every quote is checked.

Each finding is matched against the text of the page it cites. If the quote isn't there, the finding doesn't make your report.

  4. 4

    You get the short version.

Red flags first, your plans checked, reserves scored and questions to ask the HOA, on one page you can share with your agent.

    Questions.

    When can I use it?

We're opening to the waitlist first, in the order people joined. You'll get an email when your spot opens. Sharing your link helps us know where to launch first.

Can I try it before I pay?

Yes. Upload your documents for a free scan and we'll show you how many red flags and cautions we found, your biggest red flag in full with its page, and your reserve rating. Unlock the full report only if you want the rest. One free scan per email, for packages up to 150 pages.

How does the launch offer work?

Your first full report is half off: $29 for Standard or $64 for Complete, instead of $59 and $129. Later properties are regular price. You can use the offer after a free scan or on its own.

    What documents does it read?

Everything in a resale or disclosure package: the declaration or CC&Rs, bylaws, rules, the current budget, the reserve study and recent board minutes. Minutes are often where special assessments and lawsuits first appear.

    How accurate is it?

Every finding includes a quote and a page number, and we check each quote against the text of that page before it goes in your report. Quotes that don't match are dropped. Scanned pages can't be checked automatically, so those findings are labeled for you to confirm.

    Is this legal advice?

No. HOA Fine Print summarizes what your documents say. When a finding involves litigation, a large assessment, weak reserves or a rule that affects your plans, the report recommends an attorney review.

    What happens to my documents?

I'm a real estate agent. Can I use it for clients?

Yes. Join the waitlist as an agent and we'll contact you about buying reports for your clients.
